Frequently asked questions

What is Equity Source?

Equity Source is an online directory and deal-submission platform for Ontario mortgage agents and private or MIC lenders. Lenders publish their lending criteria. Agents search those criteria, then submit a deal to the lender they choose through one structured form.

Who can join as an agent?

Ontario mortgage agents and brokers. You sign up with your contact details and FSRA licence number, and our team reviews the account before you can search lenders or submit deals.

Who can join as a lender?

Private lenders and Mortgage Investment Corporations that lend in Ontario. Lender accounts are reviewed by our team before the lender's criteria appear in agent search.

Is Equity Source a mortgage brokerage or a lender?

No. Equity Source is a technology platform. It does not arrange, negotiate or advise on mortgages and does not lend. Agents and lenders deal directly with each other, and each is responsible for its own licensing and compliance.

What can an agent search for?

Agents filter lenders by mortgage position, loan amount, property type, loan-to-value, credit score, purpose and location, and can compare lenders side by side.

What happens to the documents I upload with a deal?

Attachments are passed to the lender by email and are not stored on our servers. We keep the file name as a record that a document was provided.

Who sees my client's name and phone number?

They are collected so the same client is not submitted to two lenders at once. They are visible only to the submitting agent and platform administrators.
